RATES AND POLICY...
RESERVATIONS:
A 2 night minimum stay is required.
Holidays a 3 night minimum stay.
Minimum stays for holiday periods and special events may be longer.
Check-in time is 1:00 PM -or by prior arrangement.
Check-out time is 11:00 AM or by prior arrangement.

RATES:
(SXSW) South by Southwest Music and Film Festival Rates:
March 7 - 11th, 2008 SXSW Film Featival
March 12 - 16th 2008 SXSW Music Festival
5 nights, 1-4 people, $1250.00
Additional $25 per persons per night 14 MAX.
(ACL Fest) Austin City Limits Festival Rates:
September 26 - 28th, 2008
3 night minimum stay.
3 nights, 1-4 people, $750
Additional $25 per persons per night 14 MAX.
Non Festival Rates
2 people: $175/night, $950/wk, $2,500/mo.
3-4 people: $250/night, $1250/wk, $2,700/month.
Additional $25 per persons (adults) per night 10 MAX.
15 % sales and occupancy tax not included in above rates.
Sales tax is charged for nightly and weekly rentals.
No hotel taxes are required for stays over 31 days.
Rates are subject to change without notice.

DAMAGE /RESERVATION DEPOSIT
A $250 Reservation deposit of is required for all stays.
The deposit automatically converts to a security/damage deposit upon arrival.
Reservations only confirmed when deposit received.
This must be received within 3 (3) days of booking the reservation.
The deposit is NOT applied toward rent;
All deposits are refundable in the same manner paid,
Provided nothing is missing or damaged
And the cleaning provisions are met.

Deposit is fully refundable within (30) days of departure,
$100 non-refundable fee for clean up for extended stays and/ or parties.
$100 non-refundable clean up fee charged for extended stays with pets.
The above fees are standard but we will be willing to negotiate refunding them.

PET DEPOSITS / POLICY
We love pets!
We are big dog friendly, and cat friendly too!
We have a Mature Chocolate Lab, Golden Retriver puppy and cat on premises.
Pet Deposit / damage extras $100 per pet.
We require a well-behaved pet with no biting history.
Barking, slobbering and digging is OK.
Owners to be responsible for pet behavior and any damage they might cause.
*Pets are to have collars and tags with name and number for identification.
*All pets must be under-control at all times.
*Pet owners are responsible for cleaning up of any/all pet refuse.
*All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and tick are very rampant in this area and can cause harmful/fatal illness to humans and pets.
All items above are the sole responsibility of the pet owner.
*The duplex owner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.

***Cleaning for refunding Pet deposit
Furniture wiped down, windows wiped from dog drool,
carpet vacuumed, floors washed and sterilized,
fabrics vacuumed, spot cleaned or steam cleaned if necessary.

PAYMENT POLICY
Confirmation of reservation is made only when deposit is received!
All Rent is collected and paid in full before arrival.
An advance payment, 45 days before arrival,
equal to 50% of the rental rate is required
Balance due fourteen (14) days prior to arrival.
The advance payment will be applied toward the room rent.
The advance payment is not a damage deposit.
FORM OF PAYMENT
Foreign Cashiers Checks will not be accepted.
Credit cards MC/VISA,
Paypal,
Personal/ Business US checks,
Cash in US currency acceptable form of payment.
Do to the many fraudulent inquiries and scam artist:
Foreign Cashiers Checks will not be accepted
Nor do we accept any over payment of monies,
Nor will we give a refund for over payment of monies!
WE do require a copy of passport and Driver's Liscense.

CANCELLATION:
Cancellations - Sixty (60) day notice is required for a deposit refund.
Cancellations that are sixty (60) days or more only incur a $50 handling fee.
Cancellations less than sixty (60) days of arrival, the booking reservation deposit is non-refundable,
Exceptions are if another booking is made than owner can refund part of deposit.
Cancellation or early departure does not warrant any refund of rent or deposit.

MISC POLICIES:
Smoking & Fire Safety
This Is A SMOKING Friendly Duplex but this does not mean smoking inside.
Smoking is allowed on the property
but please practice fire safety due to drought conditions.
Always make sure any ignited materials are completely extinguished after use.
*Please be respectful and smoke outside remember to pick up Cigarette Buts, and all refuse.
Do not discard cigarette butts or similar materials into the surrounding nature.
Do not use the gas grill on windy days.
Fireworks are not allowed on the premises.
Do not leave an active fireplace unattended,
Exercise responsibility when operating kitchen equipment:
turn off iron, stove and coffee maker when not in use.
Do not leave children unattended in the presence of a fire hazard,
such as the such as grill, fireplace or stove.
The Renters agree that during the term of this Lease they will observe and conform to all Town Ordinances
regarding fire hazards and outdoor fires
and specifically that they will not kindle nor permit any outdoor fires on the premises.
*RENTER and/or their guests shall not annoy, endanger, or inconvenience neighbors,
nor use the premises for any immoral or unlawful purposes,
nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.
We do encourage a good party, but be mindful of responsible drinking and driving.
(If police are called and write a ticket for renters, or their guests
it will be the sole responsibility of Renter to pay.)
*Renter declares to respect the Owner's instructions with regard to the use of the premises
and to the use of all the equipment in conformity with the operating instructions.
*The Renter shall report to the Owner without delay any defects in the Property or breakdown in any equipment,
and arrangements for repair and/or replacement will be made by the Owner as soon as possible.

CLEANING LIST
Because this is a vacation rental not a hotel we ask that you leave
the house in the same level of cleanliness as when you arrived.
We do provide cleaning supplies.
Below is a basic cleaning list to of things to do!
which does not include laundering the sheets and towels provided for you,
*Clean condition means that all beds are stripped of their sheets
blankets/comforters are neatly folded on each bed.
we only ask that the linen and towels be brought to the laundry area downstairs, and we will do the laundry.
We also will make the beds with fresh linen for the next guests.
*Clean condition means that the refrigerator is cleaned out and wiped clean.
*Clean condition means that all tables, counter tops and surfaces are wiped down.
*Clean means fireplace ashes are removed if fireplace was used.
remember to close damper after using fireplace and fire is completely dead.
*Clean condition means that the stove is wiped clean.
*Clean condition means that all floors are swept & vacuumed.
*Clean condition means that all dishes are stacked in dishwasher and/or put away.
*Clean condition means that all trash is emptied and placed in large containers outside.
*Fresh liners are placed in garbage receptacles.
*Clean condition means all recyclables are separated and taken outside to bins.
Because guests are here to relax, and are often in a hurry upon departure,
or simply may not want to clean,
we wish to accommodate you.
A $100 exit cleaning fee can be charged to your credit card on file.
Any cleaning over and above the basic cleaning list will be charged an
"excessive cleaning fee" at $45/hr.
*No damage is done to Duplex or its contents, beyond normal wear and tear.
*No charges are incurred due to pets or collection of rents or services rendered during the stay.
*All charges accrued during the stay are paid prior to departure.
*No linens are lost or damaged.
*The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
All lights, electric appliances are turned offin the house and it is left locked.
Any items damaged that will require replacing will be billed at the replacement cost plus time having to acquire them at the rate of $35.00 per hour.
Please check for valuables before you leave, we will try and return things on request but not responsible.
Release
Guests agree to indemnify, defend and hold harmless the owners of the property and owner s representative from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage or injury to Guests and occupants, and licensees of Guests.
Owner recommends that Guests obtain and carry insurance to protect personal property.
Guests or their personal property, including vehicles, are not insured by the rental property owners or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owners of rental property do not insure against personal injury to Guests or occupants.
